The Challenge
The heavily vegetated site required substantial clearing, access and installation of essential services before construction could begin. Roads were unpaved, and electricity and water infrastructure had yet to reach the property.
The goal was to transform the raw parcel into a fully serviced vacation villa with privacy, convenience and easy access to Grace Bay Beach.
The Solution
Built in 2017-2018, the two-bedroom villa connects bright interiors with a curved private pool, pergola-shaded terraces and a sun room for dining and relaxation.
High ceilings, white beams and shuttered windows create an airy tropical character, plenty of covered shade while surrounding palms and planting provide seclusion just a few minutes’ walk from the beach.The Outcome
Poolhouse has become an established vacation rental combining the independence of a private house with poolside living and convenient beach access.
Its enduring guest appeal and with an excellent VRBO rental performance rental performance demonstrate the value of thoughtful development on a previously undeveloped site.

Create an independent boutique vacation rental with a specific target audience built into a tight section of an existing property.
Commercial Outcome
The building was designed to appeal specifically to established VRBO clients. It has perofmed strongly for 8 years with good revenue generation.

Guests enjoy the secluded nature of the premises and the accommodation experience consistently delights. The reviews demonstate the high level of satisfaction.
Investment Impact
Added substantial additional rental revenue to the property increasing the return on investment and the value of the land parcel.
